Open fires are not allowed on the beach per Clinton fire department.

Please no glassware on beach. Each cottage has plastic glassware for your use.

No overnight sleeping or camping on beach.

Proper beach attire to be worn at all times.

Motorboats & Jet Skis must net be operated within 200 ft. of shore or swimmers.

Please keep volumes (radio, TV, Etc.) to a reasonable level.

Parties should break up or quiet down by 10pm

Littering is prohibited under ordinance 67-1 and subject to fines.

By State Law the area below the mean high tide line is public property. Anything landward of this mark is private property of the home owner. Please be respectful of private property.

Renter FAQs

We have many families that come back year after year some for generations! Most of our repeat clients rent the same time slot each year to continue their family tradition. We suggest reserving your time slot as soon as your plans are made. Many of our properties rent up a year in advance. Our staff is always available to help you in choosing the best property for your needs as well as handle the paperwork.

So the sooner the better!

All of our private furnished homes and cottages are professional cleaned between each guest and we follow all “Stay Safe” cleaning guide lines. Each property is inspected before you arrive to make certain that they are clean and ready for your arrival. All we ask from you before you depart is to empty the refrigerator of any food, clean all dishes that were used take any trash to the trash containers and tidy up. If your property had linens supplied, we ask that you remove all linens from the beds and place them in the hamper for cleaning. The lessee assumes full responsibility for the property and equipment loaned him/her to see that it is returned in the same condition. Your lease agreement will outline the extra fee that will apply if the property is not left in working order.

All of our rental are paid in advance. Once you request a rental agreement for a specific time frame we put those date on hold for you. The rental agreement is mailed to you and you have 2 weeks to return the agreement signed and with the proper payment.

If you book your vacation for the following year there is a small deposit due to hold the dates for you and the balance is due a few months before the rental date. If you book vacation in the same year the total payment is due upon receipt of the rental agreement (usually 2 weeks from making the reservation) Your rental agreement outline the payment terms in detail.

Most shore front properties have limited parking. Some properties allow parking on the street and some do not. Inmost case there is some form of public lot not far from the property that you can use. Call our office for more details.

Should you wish to cancel your reservation, notice of cancellation MUST BE IN WRITING AND RECEIVED MORE THAN 60 DAYS PRIOR TO YOUR CHECK IN DATE. We will refund the sums you have paid, less a $100.00 cancellation fee. If your notice of cancellation is RECEIVED LESS THAN 60 DAYS PRIOR TO YOUR CHECK IN DATE, you will forfeit all sums paid, except security deposit, unless we are able to re-rent the property to someone else, at the same rate, for the same period.

Yes all of our properties have free wifi and cable or satellite TV as well as phone. The login and password for the internet will be posted in the property.

Am I limited to the number of occupants I can have in my cottage?

Yes as long as there is at least 30 days before your rental starts.

No our Beach properties have their own private beaches. Some properties also have town beach not far from the property that will require a pass that we supply for you.

Check-in time is 3PM If requested in some circumstances we can arrange an earlier check-in time.

Yes bring them along! some properties have their own private dock or mooring for your use. Please keep in mind all “safe boating rule” for your safety and the safety of others.

Check-out time is 10AM. If requested in some circumstances we can arrange a later check-out time.

We have a “Vacation Guide” for each property jam packed with local activities, shopping and fun things to do during your visit. The guide also gives you info on the property and features. This will be sent to you upon reservation and most properties have a digital guide book at the property.

In the high season ( June, July, Aug. and part of Sept.) the minimum rental period is 1 week. I the low season the minimum rental period is 2 nights.

Normally NO. Most properties rented back to back so when you leave another family is moving in. If the following week is open the we can extend your rental There are times in the low season that we my be able to extend your time.

We try not to raise our rates each year. as expenses rise so do our rates. All of our rates for the current year and the following year are posted on our web site.

It depends on the property. We realize that a family pet becomes part of the family and wants to have a vacation as well but some beach properties do not allow dogs on the beach. Feel free to contact us about what property will work best for you.
